Most drain problems are behavioural and most are solved by clearing plus better habits. A minority are not. When a drain blocks in the same location repeatedly despite reasonable use, something about the pipe itself is causing it — and no amount of clearing will change that. A camera survey is how you stop guessing.

What the equipment actually does

A camera head on a flexible rod is fed through the drain, transmitting video to a monitor while a locator tracks its position and depth. The operator records the run, notes defects with their distance from the access point, and produces footage you keep. Crucially, this converts a diagnosis from inference — "it blocks a lot, so probably something is wrong" — into direct observation of what is wrong and precisely where.

The defects a survey typically finds

Several recur. Displaced or open joints, where sections have moved apart and debris catches at the step. Cracks and fractures, which admit soil and roots. Insufficient or reverse fall, where the pipe is too flat or slopes backward so water stands rather than flowing. Partial collapse, usually from ground movement or load above. Root ingress in ground drainage. And intruding connections, where a branch was cut in badly and protrudes into the main bore.

Why fall matters more than anything

Drainage relies on gravity and on water moving fast enough to carry solids with it. Too little fall and water moves sluggishly, allowing solids to settle. Too much fall and water outruns the solids, leaving them behind. Reverse fall is worst: water stands permanently in the low section, deposit accumulates in the standing water, and the pipe blocks reliably regardless of what goes into it. A survey identifies this immediately, whereas clearing alone never will.

When commissioning one is worthwhile

Four situations justify it clearly. A blockage recurring in the same place. An unexplained persistent smell that survives trap checks and cleaning. Damp or subsidence near a drain run, which can indicate water escaping into the ground. And before purchasing a villa, since drainage defects are expensive to remedy and completely invisible during a normal viewing. In the last case, the cost of a survey is trivial against the cost of discovering a collapsed run afterwards.

Reading the report sensibly

A useful report gives defect type, position by distance from the access point, and severity, alongside the footage. Not every defect requires action: a hairline crack in an otherwise sound run may need monitoring rather than excavation, whereas a displaced joint causing repeated blockage needs repair. Ask the operator to distinguish between what is causing your current problem, what will cause a problem later, and what is merely noted. A report that lists everything as urgent deserves scepticism.

Repair options, from least to most invasive

Not every defect means digging. Descaling and jetting resolve deposit and light scale. Patch lining seals a localised crack or joint from inside the pipe. Full relining installs a cured-in-place liner along an entire run, effectively creating a new pipe within the old one without excavation. Excavation and replacement remain necessary for collapsed sections and for correcting fall, since neither can be fixed from inside. Establishing which applies is the whole point of surveying first.

Apartments: where your responsibility ends

In an apartment, your drainage extends to where your branch pipework joins the building’s shared stack, and building management is responsible beyond that. A survey helps establish which side of that line a defect sits on, which matters when management is reluctant to accept responsibility. Recorded footage showing a defect in the shared stack is considerably more persuasive than a description of symptoms.

Villas and ground drainage

Villas add complications apartments do not have. Ground drainage passes under gardens and driveways, where root ingress, ground movement and vehicle loading all take effect. Manholes and inspection chambers give access but are frequently paved over during landscaping, which makes future investigation far more disruptive. If you are landscaping, note and retain access to chambers rather than burying them — a small decision that saves a great deal later.

Documentation is the lasting value

Beyond diagnosing the immediate problem, a survey gives you a dated record of the drainage condition. That is useful in a landlord dispute, in an insurance claim, when selling a property, and as a baseline to compare against if problems recur later. Keep the footage and the report. Like the meter readings from a leak investigation, it converts future arguments about what was wrong into a matter of record.
