Indoor Air Quality in UAE Homes: Duct Contamination, Mould and What Cleaning Should Achieve

Air quality inside a UAE home is unusual by international standards, because the building is effectively sealed for most of the year. Windows stay shut from spring through autumn. The same air is cooled, circulated and recirculated continuously. Consequently, anything that accumulates inside the air path is not diluted by fresh outside air the way it would be in a temperate climate — it is redistributed.

What actually collects in a UAE duct system

Three things dominate. First, fine mineral dust, which is far finer than typical household dust and penetrates deeper into the system. Second, textile fibres and skin cells, the ordinary residue of occupation. Third, and most consequentially, biological growth where moisture is present. Dust versus mould: they are different problems

This distinction matters because the remedies differ. Dust accumulation is a filtration and airflow issue, and it develops slowly. Biological growth is a moisture issue, and it develops wherever water sits. Therefore, a musty smell that appears within seconds of the system starting is rarely solved by cleaning ducts. It usually originates at the evaporator coil, the drain pan, or a blocked condensate line — all much closer to the air handler than to your ceiling grilles.

When duct cleaning is genuinely warranted

Cleaning is justified in specific circumstances rather than on a routine calendar. After construction or renovation, when fine gypsum and cement dust has entered the system, it is close to essential. After a water leak or flooding affecting ducts, it is necessary. Where occupants have asthma or dust allergies and visible debris is present at grilles, it is worthwhile. Where a system has never been cleaned in a decade of Gulf operation, it is usually overdue. Conversely, an annual clean of a well-filtered system in a clean building is often unnecessary.

What proper cleaning involves

Effective duct cleaning is mechanical. Rotating brushes or compressed-air whips agitate material off the duct wall while a high-volume extraction unit, connected to the system and fitted with fine filtration, captures it under negative pressure. Access panels are cut where needed and sealed afterwards. Crucially, the air handler itself — coil, blower wheel, drain pan — is cleaned too, because it is where most contamination actually lives. A vacuum pushed into a grille cleans the first half metre and nothing beyond it.

Sanitisers, foggers and what to be careful about

Chemical treatment is a legitimate step after mechanical cleaning, but it is not a substitute for it. Applying a biocide to a duct still coated in dust achieves very little, since the dust shields what lies beneath. Any product used should be appropriate for HVAC surfaces and applied by a licensed operator. Products used commercially in the UAE fall under the registration framework administered by the Ministry of Climate Change and Environment, so a contractor should be able to say precisely what they are applying and why.

The role of filtration, which is cheaper than cleaning

Filters are the intervention with the best return. A filter that fits its housing properly, with no air bypassing the frame, prevents most of what would otherwise settle in the ducts. In Gulf conditions, filters need washing or replacing every four to six weeks during heavy use, and a clogged filter is worse than no filter because it starves airflow and can ice the coil. Upgrading filter grade helps, but only within what the system can tolerate: too restrictive a filter reduces airflow and creates the very moisture problems you were trying to avoid.

Apartments and chiller systems

Residents in chiller-served towers own a fan coil unit rather than a full air handler, and the FCU is typically hidden above a bathroom or corridor ceiling. These units are frequently neglected precisely because they are out of sight. In practice, the drain pan and coil of a neglected FCU are the most common source of musty odour in Marina and JLT apartments. Access matters here: if a unit has no serviceable access hatch, that is worth fixing during any renovation.

How to verify the work was actually done

Ask for photographs taken inside the duct run, before and after, at identified locations. Ask to see the coil and blower wheel, since those are the parts that show whether the air handler was really touched. Ask what extraction equipment was used and where it was connected. A contractor doing the job properly finds these questions unremarkable. If the only evidence offered is a clean grille face, the interior was probably not cleaned at all.

Realistic expectations

Duct cleaning will not cure an allergy, and it will not fix a humidity problem caused by a leaking window seal or a failed drain. What it does reliably is remove accumulated material from the air path, restore airflow lost to buildup, and eliminate odours whose source is genuinely in the ducts. Set the expectation accordingly, and treat any contractor promising health outcomes with appropriate caution.
