A marble floor that looked like glass at handover becomes cloudy and grey within a couple of years in most Dubai villas. What dullness actually is

Polished marble is not coated. The shine comes from the stone surface being ground perfectly flat, so light reflects evenly. Dullness is that flat surface being covered in thousands of microscopic scratches, each scattering light in a different direction. Nothing has been removed from the top — the geometry of the surface has been damaged. That is why a topical polish only fills scratches temporarily and why the cloudiness returns within weeks.

The two UAE-specific causes

Consumer marble polishes deposit a thin film that temporarily fills scratches and adds gloss. It wears off under traffic in weeks, can yellow, and often leaves the floor slippery. Worse, repeated layers build a haze that must be stripped before genuine restoration can begin. If a company offers to "polish" your marble in an hour with no machinery, they are applying a coating, not restoring stone.

What real restoration involves

Genuine restoration is mechanical. Diamond abrasives on a weighted floor machine grind the stone through progressively finer grits — starting coarse enough to remove scratches, etch marks and any lippage between tiles, then refining through several stages until the surface is flat and reflective again.
