Which maintenance contract suits your property?
Plans are priced by property type rather than by visit count alone, so a larger property gets more scheduled attention rather than the same visit stretched further.

How does an annual maintenance contract work in the UAE?
An AMC replaces per-incident billing with one annual fee. You get a defined number of scheduled preventive visits, plus call-outs whenever something fails, and the labour on covered repairs is included rather than charged each time. Parts are the exception: no UAE contract includes them, and any provider claiming otherwise is either limiting cover severely or intending to argue about it later.
Why is preventive maintenance different in the UAE?
The climate compresses equipment life. The National Center of Meteorology records summer maxima above 45 °C, so cooling systems here run eight or nine months a year under heavy load. Filters clog faster in dust, condensate drains block more readily, and hard water scales heating elements. Consequently, servicing intervals that work in temperate climates leave UAE equipment unserviced through its hardest months.
What should an AMC actually include?
Look for four things. A stated number of preventive visits, not a vague promise of “regular” servicing. Unlimited call-outs rather than a capped number. Labour genuinely included, with parts priced transparently. And written service records after every visit. A contract missing any of those is selling reassurance rather than maintenance.
How do UAE AMC prices compare?
Market rates vary widely because scope does. AC-only apartment cover typically runs AED 600–1,200 a year, whole-apartment cover AED 900–2,800 depending on size, a standard villa AED 3,000–6,500, and a large villa with pool and garden AED 6,500–14,000. Commercial contracts span an even wider band. The comparison table above shows where each of our plans sits against those ranges.
Who is responsible for maintenance, tenant or landlord?
The tenancy contract decides, and it is worth reading before signing. Dubai’s framework, administered by the Dubai Land Department, generally places major maintenance with the landlord unless the contract provides otherwise. Many contracts then make the tenant responsible below a stated per-incident value. Therefore a tenant-paid AMC frequently covers exactly the band the contract assigns to them.
What do we not cover, and why?
Fire alarm, sprinkler and fire-fighting system maintenance requires a Dubai Civil Defence approved contractor, and Top Fixers does not hold that approval. High-level facade and external window cleaning requires rope access certification, which we also do not hold. We say so plainly and will help you appoint a properly certified contractor, because advertising work we are not certified for would be worse than declining it.

An AMC is a fixed annual fee covering scheduled preventive servicing plus call-outs for a property, instead of paying per incident. In the UAE it typically covers air conditioning, plumbing, electrical and handyman work, with parts charged separately. It converts unpredictable repair costs into one predictable figure.
How much does an annual maintenance contract cost in Dubai?
UAE market rates run roughly AED 600–1,200 a year for AC-only apartment cover, AED 900–2,800 for whole-apartment cover depending on size, AED 3,000–6,500 for a standard villa, and AED 6,500–14,000 for a large villa with pool and garden. Top Fixers plans start at AED 749 a year.
Is an AMC worth it in the UAE?
It depends on how often you currently call someone out. Two AC services plus two or three emergency call-outs in a year usually exceed the cost of a contract, and the contract also includes preventive visits that prevent some of those call-outs. For a villa, where systems are more numerous, the case is stronger still.
What is not covered by an annual maintenance contract?
Spare parts and materials are not included in any UAE AMC as standard - we supply them at cost with a 15% contract discount and quote before fitting. Full equipment replacement, renovation, structural work, damage from misuse and anything that is the building owner’s responsibility are also excluded.
Does an AMC cover the landlord’s obligations?
The contract covers whatever you engage us to maintain. Where your lease places major maintenance with the landlord, the contract still produces dated service records, which is exactly the documentation that supports a reimbursement claim under the tenancy framework administered by the Dubai Land Department.
Can I cancel or transfer an annual maintenance contract?
Yes to both. Contracts can be cancelled with 30 days written notice, with unused months refunded pro rata less any call-outs already used. They can also be transferred to another UAE property within the same property band for the remainder of the term.
How quickly do contract customers get a technician?
Contract customers are dispatched ahead of non-contract customers, with a 60-minute target for emergencies across all four service emirates. Villa Premium and commercial contracts carry a 60-minute priority response target.
Do you cover fire alarm and sprinkler systems?
No. Fire detection and suppression maintenance requires a Dubai Civil Defence approved contractor, and Top Fixers does not hold that approval. We will help you appoint an approved contractor rather than working on systems we are not certified for. The same applies to high-level facade cleaning, which requires rope access certification.
