Fault three: movement joints
Tiles, adhesive and the substrate beneath all expand and contract, and they do so at different rates. Without somewhere to accommodate that movement, stress accumulates until something cracks — usually the tile, sometimes the bond. Perimeter joints at walls, joints at changes of substrate and at doorways, and intermediate joints across larger areas are all needed. Tap across the floor with a coin or a small wooden handle and listen. A dull solid sound means good adhesion; a hollow resonance means voids beneath. Map where the hollow areas are. Cracks running in a straight line across several tiles, particularly near a wall or doorway, indicate a movement problem. Tiles lifting at edges or corners with clean adhesive on the back point to a bond failure at the substrate. Each pattern tells you which fault is present.
Why patching usually fails
Replacing the cracked tiles and leaving the cause alone is the standard response and it rarely lasts. If the floor lacks movement joints, stress simply relocates and cracks the next tile. If coverage is poor across the area, adjacent tiles are also bridging voids and will fail in turn. A patch is reasonable where damage is genuinely local — an impact crack, one tile lifted for a plumbing repair. Where the pattern indicates a systemic fault, it is a delaying tactic.
Wet areas: the extra dimension
In bathrooms and balconies, a tile failure is also potentially a water failure. Cracked tiles and failed grout let water through to whatever lies beneath, and if the waterproofing membrane is absent or poorly detailed, that water enters the structure. This is why hollow or cracked tiles in a shower area deserve more urgency than the same defect in a bedroom. Investigating should establish whether the membrane is intact, not merely re-lay the tile.
Balconies and thermal movement
External tiled areas take the harshest treatment available in this climate: direct sun, large daily temperature swings, and occasional water. They therefore need external-grade tiles, flexible adhesive rated for thermal movement, generous movement joints, and proper falls away from the building. Balcony tiling laid to internal specification fails within a few summers, and the failure frequently takes the balcony waterproofing with it.
What correct remediation involves
Proper repair starts with diagnosis rather than demolition. Map the affected area by tapping. Lift a tile and inspect the back — the adhesive pattern reveals coverage immediately. Check the substrate for soundness, level and moisture. Then decide scope: local repair where the fault is local, or relaying the area where it is systemic. When relaying, correct the original fault, since repeating the same installation reproduces the same result.

Ask what preparation the substrate will receive and whether it will be primed. Ask which adhesive will be used and why it suits the tile.
