Glass, Glazing and Heat: Reducing Cooling Loss Through UAE Windows

In most UAE apartments, more unwanted heat enters through the windows than through every wall combined. That is a function of glazing area, orientation and the sheer intensity of the solar radiation involved. Because cooling dominates household electricity consumption here, what happens at the glass line has a direct and continuous effect on what you pay each month.

How heat moves through a window

Three mechanisms operate at once. Solar radiation passes straight through the glass and is absorbed by floors and furniture, which then radiate heat into the room. Conduction carries heat through the glass and, importantly, through the frame. Infiltration brings hot air through gaps around the opening and through failed seals. Any serious attempt to improve a window has to address all three, since fixing one and ignoring the others produces disappointing results.

Single versus double glazing

A sealed double-glazed unit traps a layer of gas between two panes, and that layer resists conduction far better than a single pane does. In UAE conditions the difference is substantial, both for comfort near the window and for the load placed on the air conditioning. Retrofitting double glazing into existing aluminium frames is sometimes possible where the frame accepts the greater thickness, and sometimes requires new frames — which is the first thing to establish before pricing anything.

The failed sealed unit, and how to spot it

Double-glazed units are sealed at the edge, and that seal eventually fails. When it does, moist air enters the cavity and condenses between the panes, producing misting that no amount of cleaning removes because it is inside. Some units also show a permanent haze or streaking. A failed unit has lost most of its insulating value, so it is not merely unsightly — it is costing money. The glass unit can be replaced without changing the frame in most cases.

Coatings and tints, which are not the same thing

A tint reduces visible light and some heat by absorbing it, which means the glass itself warms up and re-radiates part of that heat inward. A low-emissivity coating works differently: it reflects radiant heat while letting visible light through, so a room can stay bright while gaining less heat. This is why heavily tinted glass is not automatically the best performer, and why comparing products on darkness alone is misleading.

Applied film: useful, with caveats

Solar control film applied to existing glass reduces heat gain without replacing anything, which makes it attractive for apartments where frame changes are not permitted. Three caveats apply. Highly reflective films change a building’s external appearance, and many buildings restrict this. Film works continuously, including in winter and at night when it provides no benefit. And applying film to certain glazing types can create thermal stress in the glass, so compatibility should be confirmed rather than assumed.

The frame is half the problem

Aluminium conducts heat extremely well, which makes an unbroken aluminium frame a direct thermal bridge from outside to inside regardless of how good the glass is. Thermally broken frames incorporate an insulating barrier between the outer and inner sections, which substantially reduces that transfer. Consequently, upgrading glass within a non-broken frame delivers less than the glass specification suggests, and it is worth knowing that before committing to the expense.

Seals and infiltration, the cheapest win

Before considering glass at all, check the seals. Gaskets and brush strips harden under ultraviolet exposure and stop making contact, at which point conditioned air escapes continuously and dust enters. Replacing seals costs a fraction of any glazing work and frequently produces a more noticeable improvement, particularly on balcony sliding doors. This is the intervention to make first, and it is routinely overlooked in favour of more expensive options.

Safety glass and where it is required

Glass in doors, in low-level glazing, in shower enclosures and in balustrades needs to be safety glass — toughened or laminated — so that it breaks safely rather than into large sharp pieces. Toughened glass cannot be cut or drilled after manufacture, so replacement units must be ordered to exact size. If you are replacing a broken pane in any of these locations, confirm that what goes back is the correct specification rather than ordinary float glass.

Prioritising by orientation

Treat west-facing glazing first. It takes intense low-angle sun during the hottest part of the afternoon, when cooling demand already peaks, so improvements there deliver the most. South-facing glazing comes next. East-facing rooms gain heat in the morning, which matters most in bedrooms. North-facing glazing gains the least and rarely justifies significant expenditure. Spending the whole budget on the west elevation usually beats spreading it evenly across the property.
