Timber is a hygroscopic material: it absorbs and releases moisture until it reaches equilibrium with the surrounding air, and it changes dimension as it does so. That behaviour is entirely normal. This is why a joinery programme that looks unnecessarily slow at the start often produces the work that still looks right two years later.
Termites in the UAE
Subterranean termites are present across the UAE and do not require a humid climate to thrive, since they draw moisture from the soil and travel through concealed mud tubes. Early signs include narrow mud tubes on walls or foundations, timber that sounds hollow when tapped, discarded wings near light sources, and floors or skirtings that feel soft underfoot. Hardware, and why cheap hinges fail first
The moving parts usually fail before the timber does. Hinges, drawer runners and handles endure thousands of cycles, and low-grade hardware in a humid coastal environment corrodes as well as wears. Specifying good-quality soft-close hinges and full-extension runners typically adds a modest amount to a kitchen and materially changes how it feels after three years. Stainless or properly plated fixings matter especially in coastal properties, where ordinary steel screws will rust and stain the surrounding finish.
Specifying joinery so quotes are comparable
Vague specifications produce quotes that cannot be compared. State the carcass material and thickness, the door and front material and finish, the edge banding, the hardware brand and type, the back panel construction, and how shelves are supported. Two quotations differing by thirty per cent frequently turn out to be quoting entirely different products. Once the specification is written down, the price difference becomes meaningful rather than mysterious.
Maintenance that genuinely extends life
Keep water away from panel edges, and deal with under-sink leaks immediately rather than after the cabinet swells. Adjust hinges when doors begin to sit unevenly, since a misaligned door strains its fixings. Re-seal exterior and semi-exterior timber before the finish fails rather than after, because once ultraviolet has degraded the surface fibres, recoating alone will not restore it. Finally, address any sign of termite activity promptly, as the damage is cumulative and concealed.
